Crossings HOA Meeting Minutes – 11-09-2023

Monthly Board Meeting
Date:  November 9, 2023
Location: Virtual via WebEx

 
The meeting started at 7:00 PM. All board members were present except Jim Lacey.   The previous month’s minutes were approved.

Treasurers Report:
Checking -       $ 5,323.59
Savings -          $ 16,488.06
Escrow -           $ 1,604.02

Three resale certificates have been issued, and one house is currently for sale.

Expenses left to pay HOA Insurance, Electric Bill, and Landscaping Bill.

Dues letters are ready to be mailed the first week in December.

Grounds:
JML has two more grass-cutting and a fall cleanup left.   They will take care of all the entrances and the clean-up down to the farmhouse.

We replaced all light bulbs in the entrances to the Crossings with new LED bulbs.

Web Site and Social Media:
The Crossing’s HOA Website now has 203 (+4) users registered.  The Crossings Neighborhood Group Facebook Group also has 235 (+2) members.

Old Business:
We will be migrating all HOA documents to DropBox shortly.

In coordination with Seneca Valley School District, Cranberry Twp provided four trees we had planted in the Phase One Common Area.   We will work with Cranberry Twp. next year and want to participate again for more trees.

Cell phone signals in the Crossings seem to be improving since they activated the micro-towers on Rochester Road

New Business: 
Cranberry Twp. sent out the following notification to all residents, and we are repeating it here for all residents:

Vogel Disposal Service, the Township’s contracted sanitation company, will issue resident violation cards. The cards are either yellow, green, or pink depending on the violation. After a one-time warning, those receiving a violation must contact Vogel and arrange payment for pickup.

All violations are cleared annually. To avoid violations, follow these rules:

  • When placing carts curbside, please be sure the lids are closed.
  • Arrows on the lid show which side of the cart should face the street. This allows the truck’s mechanical arm to work properly and ensures that trash isn’t scattered on the street.
  • Bag all garbage before putting it into the cart.
  • Don’t put more in the cart than it can hold with the lid fully closed.
  • Don’t overload the cart. Heavy cartloads will cause the mechanical arm to fail.
  • Place carts 2 feet apart from one another and at least 2 feet away from obstructions such as mailboxes, posts, trees, and vehicles.

Luminary Night is December 17th, and Rain Date will be December 24th

Next Meeting:
The next board meeting will be on January 23rd and held virtually via WebEx. The meeting starts at 7:00 pm.
