Crossings HOA Meeting Minutes – 8-25-22

The Crossings Homeowners Association
Monthly Board Meeting
Date:  August 25, 2022
Location: Phase One Common Area

 
The meeting started at 7:00 PM. All board members were except Brian Kile and Jim Lacey. There were 3 residents during the open part of the meeting.  The previous month’s minutes were approved.

Treasurers Report:
Checking -       $ 18,794.25
Savings -          $ 16,471.76
Escrow -           $ 1,602.69

All HOA Dues have been received from residents.

Five resale certificates have been issued, and four houses are currently for sale.

Grounds:
We are once again investigating placing electricity in the Phase One Common area. There were several inquiries about renting the space, but they chose not to due to a lack of electricity.  One of the residents mentioned that it would be very costly to run the electricity, and it might be cheaper to purchase a generator for use in the park. We continue to investigate

The Phase 2 Pond was filled with water. We cleaned the drains and may have to hire JML regularly to continue to clean the drain inlet.

We will need to plan for the self-reporting of the retention pond condition. This self-reporting will occur in January.

The path on Huntingdon Ridge trail has been mulched and cleaned up.

Andrew Bogdon’s Eagle Scout Fire Pit Project is coming along nicely. All materials have been delivered. There was a snag last week with a massive stump being found in the location of the firepit. This stump has been removed, and the construction will continue.  Thank you to all residents who have donated to this project.  If you would like to donate, you can Venmo @ChrisBogdon or drop a check off at 114 Crossing Ridge Trail.

Web Site and Social Media:
The Crossing’s HOA Website now has 193 (+2) users registered.  There are also 226 (+2) members in the Crossings Neighborhood Group.
 
Social:
All upcoming events on the social calendar are listed on the website under the calendar tab. Please view that page for the latest events.

We are looking to order Food Truck Signs to alert people at the Crossings entrances when we have food trucks.
 
Old Business:
The complaints about trash outside a house on Winchester Court have been remediated.

New Business: 
We are working on getting more tables for the Phase One Common Area. The new tables will be similar to the metal tables that we currently have.

JML is going to remove the boards around the Playground to help the drainage

Chris Bogdon attended the HOA Forum in Cranberry Twp, and there was a long discussion about requirements for self-reporting pond conditions. This will be addressed in January when the online reporting tool opens up.

The next board meeting will be held in person at the Phase I Common Area on September 13. The meeting starts at 7:00 pm and all residents are invited.
