Crossings HOA Meeting Minutes – 7-14-22

Monthly Board Meeting
Date:  July 14, 2022
Location: Phase One Common Area

 
The meeting started at 7:00 PM. All board members were except Brian Kile. There were two residents during the open part of the meeting.  The previous month’s minutes were approved.

Treasurers Report:
Checking -       $ 24,132.60
Savings -          $ 16,469.71
Escrow -           $ 1,602.69

All HOA Dues have been received from residents.

There has been 6 resale certificates issued and 4 houses are currently for sale.

Grounds:
We will continue to work with JML to ensure all grass is cut according to the contract.

JML will fix a few issues with the new trails that got covered with gravel. They will also mulch the playground this year. On the new trail on Hunting Ridge Trail, we will have JML to remove the weeds next to the trail.

We are once again investigating placing electricity in the Phase One Common area. There were several inquiries about renting the space, but they chose not to due to lack of electricity.

The Phase 2 Pond was filled with water. We cleaned the drains and may have to hire JML on a regular basis to continue to clean the drain inlet.

Web Site and Social Media:
The Crossing’s HOA Website now has 191 (+1) users registered.  There are also 224 (+2) (+3) Facebook members in the Crossings Neighborhood Group.

New Business: 
Several residents have brought up a complaint about a house on Winchester Court that has trash in and around their yard. We sent a letter to the homeowner to remediate the situation.

A resident inquired about amending the covenants to raise chickens in the Crossings. After considerable research and talking with other HOAs, the board voted to not allow chickens to be raised within the development.

There have been various complaints about tar and chipped roads around Cranberry Twp. Cranberry Twp. was contacted and they say that it is a normal process each year. If any resident is concerned, please call the Cranberry Twp. Public Works or Supervisors Office to lodge a complaint.

Another resident raised the concern about fireworks being launched within the Crossings and the problems they cause with pets and people with PTSD. The Crossings HOA has no power to limit these within our neighborhood. We suggested to lodge a complaint with Cranberry Twp.   Although fireworks are legal in Pennsylvania, there are some regulations that need to be followed. If people are breaking the law, then residents should call 911 to report it to the police.  As we state every year, if you are planning to use fireworks, post a message on our Facebook page or let the board know so we can contact all residents.  Remember there are people in our neighborhood that are negatively affected by fireworks.

Next Meeting:
The next board meeting will be held in person at the Phase I Common Area on August 25th. The meeting starts at 7:00pm and all residents are invited.
