Crossings HOA Meeting Minutes – 12-15-2021

Monthly Board Meeting
Date:  December 15, 2021
Location: Phase 1 Common Area

 
The meeting started at 7:00 PM. All board members were except Chris Bogdon and Andrew Welch. There were no residents present. The previous month’s minutes were approved.

Treasurers Report:
Checking -       $ 10,416.23
Savings -          $ 8,466.48
Escrow -           $ 1,602.09

All dues letters have been sent to residents. They are due on January 31, 2022.

There have been 7 resale certificates issued and one house is currently for sale.

Grounds:
Trees along Rochester Road were trimmed.

A resident on Winchester was complaining about damage to their yard from the tree company. We spoke to the resident and we will revisit this in the spring to ensure there was no damage.

JML also took care of the silt fence and the detention pond maintenance.

Trees were also removed on Winchester Court that was on the verge of falling on a fence.

Web Site and Social Media:
The Crossing’s HOA Website now has 179 (0) users registered.  There are also 212 (+3) Facebook members in the Crossings Neighborhood Group.
 
Social:
The luminary night will be managed by Chris Bogdon will be scheduled for Sunday, December 19th with a Rain Date of December 24th.   All luminaries have been distributed to residents.

The social committee will be working on a food truck schedule in January.
 
Old Business:

New Business: 
House Bill 1795.   There is a house bill in PA that is meant to provide more regulations on HOAs.  The bill is moving through the state right now. Alot of HOA's in Cranberry are objecting to some of the provisions of this bill. We will be closely monitoring it to see if there is any activity around it.

Chris Bogdon, Secretary of Crossing's HOA Attended the monthly HOA Forum hosted by Cranberry Twp. There were several useful pieces of information this month. At the bottom of this message is official notices from Cranberry Twp.

  • Service Line Warranties - This is the insurance policy that Cranberry Twp. is sponsoring.  There are three tiers, and each tier covers different issues.   They wanted all residents to know that residents are responsible for the water and stage lines on their property. Repairs are not covered by their homeowners policy. They also validated that pinhole leaks are covered by the warranty but drywall is not.  For more information, you can look at the dedicated website that is created: planscranberry.com
  • Cranberry Twp Fire Department- CTVFC is looking for volunteers.   For more information, please contact: membership@ctvfc21.org or call 724-776-6130 ext 1800.
  • Public Works - Public Works is ready for the winter season.   They have no issues with finding people and they are fully staffed.   They want to remind all residents of the following during snow emergencies:
    • Remove any roadway obstructions (Basketball and Hockey Nets)
    • Trim Street Trees
    • Secure Mailboxes
    • Do not push snow onto the roadway
    • Shovel snow to the right side of your driveway when facing the road
    • Avoid Parking on the street
  • Waterpark - January 1st, the membership rates will be going up
  • Live Christmas Tree Collections - Jan 3-14, 2022
  • No Trash Delays since Christmas and New Year falls on weekends
