Crossings HOA Meeting Minutes – 2-23-22

Monthly Board Meeting
Date:  February 23, 2022
Location: Virtual via WebEx

 
The meeting started at 7:00 PM. All board members were except Chris Bogdon and Brian Kile. There were no residents present. The previous month’s minutes were approved.

Treasurers Report:
Checking -       $ 31,960.19
Savings -          $ 16,467,68
Escrow -           $ 1,602.09

All HOA Dues have been received from residents.

There has been 1 resale certificates issued and one house is currently for sale.

Our 2021 Financial Report is completed and our Budget for 2022 was approved by the board.  The budget will be sent to all residents in the next few weeks.

2021 Taxes are completed.

Grounds:
Trees that were damaged from the last ice storm were removed.

Residents were notified about the importance of shoveling snow in the neighborhood. We also got feedback about the inability to shovel due to the way the township places snow on people’s sidewalks. At the end of the end, do your best to clear all snow and ice from sidewalks. As we have handicapped children in our neighborhood, it is very difficult for them to get on the school bus especially when sidewalks are not cleared.

Getting bid to Pave a portion of the trail on Hunting Ridge and Crossing Ridge that lead to Park Pushed to Spring

 

Phase 2 is to have the gravel extended to meet the paving and install 2 more pipes for drainage Pushed to Spring

We are going to follow up with the resident who had a lawn service truck on their yard.

Web Site and Social Media:
The Crossing’s HOA Website now has 183 (+4) users registered.  There are also 217 (+5) Facebook members in the Crossings Neighborhood Group.
 
Social:
A schedule of events will be published early spring to all residents.

April 16 – Easter Egg Hunt with Sinkers and Suds Food Truck

A new book club will be meeting every 6 to 8 weeks.   You can contact Laura Obyc (dp_lmobyc@yahoo.com) if you are more interested.
 
Old Business:
Pinhole Plumbing – We have gotten more questions about Pinhole Plumbing.  The following is the repost from the letter that all residents should have received from Cranberry Twp.  Service Line Warranties - This is the insurance policy that Cranberry Twp. is sponsoring.  There are three tiers, and each tier covers different issues.   They wanted all residents to know that residents are responsible for the water and stage lines on their property. Repairs are not covered by their homeowners policy. They also validated that pinhole leaks are covered by the warranty but drywall is not.  For more information, you can look at the dedicated website that is created: www.planscranberry.com

New Business: 
Elections – All members of the board will continue to serve in their capacity for the next fiscal years.

New Resident Directory – We are looking at a way to produce a resident directory for all residents.

Next Meeting:
The next board meeting will be held in person at the Phase I Common Area on April 13. This meeting will be out annual meeting.  The meeting starts at 7:00pm and all residents are invited.
