Crossings HOA Meeting Minutes – Mar 7, 2004

MINUTES OF THE CROSSINGS’ BOARD MEETING

March 7, 2004

The meeting was held at the home of Jack Curran, 501 Sheffield Court, and began at 7:05 p.m. Board members present were Jack Curran, Ray Speicher, Pat Francis, Dan O’Connor, Pat Mullen, Rick Mason and Sue Fey. Also attending was Crossings’ resident  Denise Slusser.

Follow-Up from prior meetings: Pat Mullen confirmed he reimbursed Tony Scacchitti, 214 Hunting Ridge Trail, for the removal and replacement of the dead tree on Crossings Association property adjacent to the Scacchitti property. 

Jack reported that a Butler County appeals court has denied the appeal by Dennis and Susan Hinerman, 151 Crossing Ridge Trail,  requesting a variance for the shed on their property. An additional appeal may be pending.

Rick Mason reported he called Attorney Jon Canty regarding social committee questions; Attorney Canty to get back in touch with Rick at a later date.

Finance Update:  Pat Mullen reported 84% of 2004 dues paid in full.  2003 dues have been paid in full. $4,000 transferred from CD’s to pay for entrance stone signage. Pat will submit federal and state property taxes by March 10th.

Grounds Update:  Pat Francis reported that the $8,516.04 figure presented as the lowest bid by Gorel Landscaping for the common grounds maintenance contract is in error. The correct amount is $9,279.24, still the lowest bid for the work approved by the board.

The bonfire area has been cleaned and seeded by Pat F. Regarding our new entrance signage, Pat F. suggested landscaping first and then exploring lighting possibilities.

Denise Slusser raised concern over signage location at Crossing Ridge entrance.  Pat F. and Ray explained importance of visibility of Crossings’ signage from east and west directions.

Pat F. will get a quote from Gorel Landscaping to include the following work:

 1.  topsoil at the Stonehenge entrance around signage
 2.  all three entrances landscaped; i.e., mulch and vegetation
 3.  replace posts and rails at four park entrances
 4.  replace dead pine tree behind backstop
 5.  replace dead pine tree behind Terri Mohr’s home, 212 Hunting Ridge Trail
 6.  remove posts and rails at Hunting Ridge Trail entrance due to decay
 7.  clean-up Phase III park, brush overgrowth, dead trees

Pat F. will contact Cranberry Township regarding electrical tap-in specifications for lights at entrance signage.  Pat F. and Ray to provide lighting plan to board at May meeting.

Pat F. and Ray monitoring retention pond for winter run-off; appears to be operating well. Screens may need to be changed after spring rains.

Ray noted he has seen plans to develop property adjacent to Crossings neighborhood behind Hunting Ridge Trail; plans include houses and condominium units.

Regarding “No Dumping” concerns and signage, Pat F. and Ray to review map in order to evaluate property line behind Hunting Ridge Trail.

Sue and Dan to organize a neighborhood spring clean-up on Sunday, April 25, 2004.  Dan to get quotes for chipper/shredder and labor.

Social Committee Update:  Denise Slusser reported the Valentine’s Day Party was a success, with $170 donated to the Woodlands Foundation on behalf of the Social Committee from funds raised by those participating.  Denise has documented changes to the Crossings’ neighborhood directory and has offered to make new directories for residents in April.  A schedule of events for the Social Committee was provided by Denise, to be included on The Crossings’ web site.

Election Discussion:  Terms expire for Jack Curran, Sue Fey, Pat Francis and Ray Speicher.  Nomination letters to be sent out by March 15, 2004.   The Election Committee to include Rick Mason, Pat Mullen, Dan O’Connor, Rob Ash, George Long and Vince Plocido.  An election meeting for nominees will be held on March 31, 2004, at 7:00 p.m., at the home of Pat Mullen, 167 Crossing Ridge Trail.

Miscellaneous: Dan reported he will buy binders and assemble Welcome Packets for new residents.

The next meeting of the Crossings’ Board will be the Annual Meeting to be held at the Phase I Pavilion, on Monday, April 26, 2004, at 7:00 p.m. In case of inclement weather, the meeting will be held at the home of Pat Francis, 166 Crossing Ridge Trail. On the agenda is budget review, review past year’s accomplishments and future goals.  Jack to provide letter to residents highlighting the year.

The meeting adjourned at 8:50 p.m.
