Shed at 151 Crossing Ridge Trail:

Rick to follow up with John Canty (Lawyer) on this issue.  We discussed the fact that the shed is still located on the property and that no official sale of the home can take place without the shed issue being finalized. (Note to reader:  As of this writing, 7/28/04, a follow up call to John Canty has lead to our learning that there is to be an appeal hearing at the Butler County court house on August 4th to decide this issue.)

Pat Francis, general landscaping discussion:

A letter from a resident of the Crossing’s regarding the upkeep of the Phase two and three play areas was discussed.  The Board agrees that the play areas are in need of landscaping and some repair and will look into making some changes to better these areas. It was also agreed that while these areas need some repair, that the vast majority of Crossing’s residents use the Phase 1 park for nearly all activities. Our discussion focused on where to prioritize our limited funds toward play area improvements. We will do a better job of maintaining the other play areas, but will also be observing usage of these play areas to see if efforts to improve these areas increases the volume of residents using them.  Pat will make some calls to obtain bids on clean up of the play areas.

Kevin Costello brought to the attention of the board that the fence posts located at the entry way to the path leading to the Phase One park are broken.  The Board discussed other fence posts broken around the plan that need to be repaired and will work towards doing that shortly.

The Board also discussed redoing the trails leading to the play areas with a more solid surface, perhaps stone, like limestone or pea-gravel.

Pat discussed getting the brush that has been placed in the Phase One park taken care of.  Bids were received and work to get rid of the brush is being scheduled.

The detention Pond filter will be changed by Ray and Pat.

Clean up day for the neighborhood is being pushed until either late fall or early spring 2005.

Dan brought up the two tree’s behind John Lesjacks and Randy Levis’ house that are dead and need to be taken down.  Board members discussed looking over the situation to determine next steps.

Recent PennDot markings at the entrance to Crossing Ridge Trail indicate that road construction is about to begin at the corner of Powell and Rochester roads. The markings would indicate that we may need to relocate our entrance rock back a few feet to accommodate the widening of Rochester.  (Note to reader:  Since this meeting, it has been determined that we will indeed need to move the entry rock at the Crossing Ridge Trail entrance.  At this writing, we are unsure of next steps).

Jack Curran will remove the old wooden sign at our Crossing Ridge entrance and store it for later use. Dan suggested that the wooden sign be used at the entryway to the new neighborhood going in behind Phase 3.  Since there will be a thru-street or path between the Crossings and the new neighborhood, it would be a good use of the sign.

Mike Koma- Lighting of the entry signs:

Mike has done the due diligence work to determine lighting requirements and costs for all three entrances. The Board looked at lighting designs and will test some lights soon at the Crossing Ridge entrance.

Estimates to dig and run the electric needed for the lights is estimated at $2,400 with an additional $75 per entry to dig for the lines.

Dan O’Connor- 2004 Neighborhood Survey

Dan discussed the possibility of another survey for the neighborhood in 04’. The Board agreed that another survey was not necessary this year. The Board is still actin on results of the 03’ survey and will report on success later in the year.
