Crossings HOA Meeting Minutes – Jan 4, 2004


MINUTES OF THE CROSSINGS’ BOARD MEETING
January 4, 2004

The meeting was held at the home of Pat Francis, 116 Crossing Ridge Trail, and began at

7:05 p.m.  Board members present were Jack Curran, Ray Speicher, Pat Francis, Rick Mason and Sue Fey.  Board members absent were Dan O’Connor and Pat Mullen. Also attending were Crossings’ residents Karen Francis and Roy Mills.

To follow-up from the 11/2/03 meeting, Sue cited several topics that were subsequently addressed herein.

Finance Update:  As Treasurer Pat Mullen was absent, the Board will wait to receive update on 2004 dues collection.  Ray reiterated importance of procedures to be followed regarding dues not paid for 2003.

Entrance Stone Update:  The Crossings’ entrance stones have not been completed; therefore, have not been installed. Ray to monitor progress with stone company.

Grounds Committee:  Pat will notify Pat Mullen to reimburse Tony Scacchitti for removal and replacement of dead tree on Crossings’ Association property adjacent to the Scacchitti property.

Pat noted that the Phase III retention pond is operating as it should. Also, Phase I retention pond is operating as it should, with recent overflow to 4 feet with the heavy rain. In November Ray and Pat placed a new filtration net on the pipe at Phase I retention pond. Pat to monitor to determine necessity to replace again. Phase I drainage system, Pat noted the subterranean trench is carrying the water properly.

Pat to replace destroyed/unofficially removed “No Dumping” signage.  Ray to check the property line behind homes near/on Bristol Court where dumping continues and where signs placed by Pat and Ray were removed.

Regarding the selection of a landscaping company for a four-year contract for summer grass cutting and spring and fall common ground maintenance, Pat Francis completed second walk-throughs with both Gorel Landscaping Maintenance Company and J. Shaffer Landscaping.  After board discussion, Pat motioned to approve Gorel Landscape Maintenance Company at $8,516.04 per year; Sue Fey seconded; motion approved by all members in attendance.

Regarding common grounds spring cleanup, Jack recommended another neighborhood event including children’s efforts, as was done two years ago.  Dan was to procure quotes for chipper/shredder. Discussion tabled until March meeting.

The fence posts at the entrance to Phase I Park entrance are to be replaced.

Sidewalks at the entrances to Phase I Park on Crossing Ridge Trail need to be repaired.  Discussion tabled until March meeting.

Social Committee:  Ray mentioned that the social committee will be responsible for cleanup after any social committee activities.  Rick Mason to speak with Denise Slusser regarding social committee funding itself separately from Crossings’ dues.

Rick to call Crossings’ Attorney Jon Canty regarding social committee questions.

Miscellaneous: Rick to call Crossings’ Attorney Jon Canty to find out the decision made by the Cranberry Township Zoning Hearing Board regarding the Hinermans’ (151 Crossing Ridge Trail) variance re-consideration.

Jack suggested we look for ways to have the web site more fully utilized.

Nomination letters for the Crossings’ board to be sent out by mid March. Terms expire for four board members: Ray Speicher, Jack Curran, Sue Fey, and Pat Francis.

The meeting adjourned at 8:25 p.m.

The next meeting will be held on Sunday, March 7, 2004, at the home of Jack Curran, 501 Sheffield Court, at 7:00 p.m.
