Crossings HOA Meeting Minutes – April 28, 2003


MINUTES OF THE ANNUAL MEETING OF
THE CROSSINGS’ HOMEOWNER’S ASSOCIATION
APRIL 28, 2003

The annual meeting of the Crossings’ Homeowner’s Association was held on Monday, April 28, 2003 at the Phase I pavilion.  The meeting began at 7:15 p.m.  Present were board members Jack Curran, Sue Fey, Cathy Lesjack, Dan O’ Connor and Ray Speicher. Homeowners present were Bill Defazio, Bill Slusser and Rick Mason. Briefly attending were Craig Campbell, Roy Mills and Kemp Konick. 

President Jack Curran welcomed all and announced that the Association is in good shape.  There is a balanced budget and the 2002 dues are fully paid. He will forward his annual letter in the near future.

Ray reported on behalf of Treasurer, Pat Mullen that the Crossings’ is financially secure. There were significant savings on grass mowing due to the drought, while the cost of liability insurance increased $150 from the previous year.  Approximately $8,000 was spent on general improvements and all dues are current.  In addition, our association dues are one of the lowest in Western Pennsylvania.  Jack recommended a “self-audit” for the coming year.  He will consult the covenants for guidelines.

Sue Fey reported the results of the Homeowner Survey 2002. Of the 32 surveys returned, the top three Capital Improvement Suggestions were:  1) “Crossings” sign installed at entrances; 2) Upgrade Phase I park with new playground equipment; 3) Lighting at neighborhood entrances.   More detailed results will be posted on the website (www.thecrossingsneighborhood.com). Ray announced that a committee is investigating the sign issue and has already met with Cranberry Township and Penn Power regarding sign placement and electricity.

Dan reminded homeowners that the website is available for meeting minutes and event information. Bill Slusser asked if the directory could be posted on the website. Jack explained that there were concerns about privacy issues.  Bill also suggested putting new homeowner’s addresses on stickers to add to the directory between printings. Dan also announced that a Welcome Committee is being formed in conjunction with the Social Committee. Possible items to be included in the welcome package would be a copy of the covenants, a small gift, a Cranberry Township map, a phone directory, and board member/ event information.

Jack stated that there were three available board positions this year and three nominees. Therefore, there was no need for an election.  Cathy, Pat Mullen and Dan had expired terms, and Cathy chose not to run this year.  Rick Mason was nominated in addition to Pat M. and Dan. Jack welcomed Rick to the board and thanked Cathy for serving.

The meeting was adjourned at 8:25 p.m. A board meeting immediately followed.
