Crossings Neighborhood Survey Summary

Thanks to the 32 homeowners who responded to our survey sent out in the Fall of 2002!

The top three capital improvement suggestions submitted were:

  • “Crossings” sign installed at the entrance on Hunting Ridge Trail  (30 votes)
  • Upgrade Phase I Park with new playground equipment   (20 votes)
  • Lighting at neighborhood entrances (near signs) (6 votes)

Additionally, one each of the following suggestions were submitted:

Improve equipment Phase III Park, neighborhood pool, ice rink, communication board at each entrance, tennis court, small storage facility Phase I park, bocce pit.

NOTE: At this time, the Crossings Board is exploring feasibility and costs of placing signs and lighting at the three entrances into our Crossings’ neighborhood.

Section A. of the survey read as follows: “Note any common ground maintenance issues you feel need to be addressed.”

The main requests here were for path/trails maintenance, trimming of overgrown trees and bushes, clearing pathways.  There were also requests to clean up the grass clippings at the location of the “NO DUMPING” sign on Crossing Ridge Trail. There were various other similar ground maintenance issues too numerous to list here; all issues are before the Board to determine reasonableness and necessity.

Section B of the survey, which read as follows:  “Are there any concerns/issues you have today regarding our current Crossings’ Covenants/By-Laws/Park Rules? Please explain.”

The following concerns were submitted and have been/will be discussed at future meetings:

  • Enforce owners to clean up after pets (Board considering signage in parks with rules)
  • Enforce light posts (Two reminders sent out to residents)
  • Amend covenants/by-laws to require majority homeowner vote for projects that are:  esthetically debatable (backstop) and/or unnecessary
  • Social committee to receive funds from dues instead of asking participants to pay for event
  • Enforce quiet curfew for loud parties in common area after specified time
  • Enforce common grounds not to be used for personal property, example- swing sets, wood piles
  • Enforce storm water collection area not to be used by juveniles

Section C asked for those willing to serve on any Crossings’ committees to provide their names.

Seven residents volunteered.

The Board responded to miscellaneous questions posed by homeowners at the end of the survey.

Yes, there is only one set of Crossing’ Covenants/By-Laws/Park Rules in existence. Recently these Covenants were placed on our web site, www.thecrossingsneighborhood.com, for our homeowners’ convenience.

Tree trimming along Rochester Road because of poor site distance is a matter to be brought before the Board. There are private property issues. Speed of cars and signage on Rochester Road is a township issue.

The Phase I Park area is not the only common ground area in the neighborhood where the grass is mowed. If you have common ground area adjacent to your property that is not being mowed and you would like it to be, please bring your request to Pat Francis of the Grounds Committee.

The shelters at Phase I and Phase III parks are for the exclusive use of Crossings’ residents only.

If you are aware of individuals that are trespassing, please contact Jack Curran, Board President, immediately.

Requests that have been deemed not applicable to the Crossings Board are as follows:

  • Loose dogs on leashes (Contact the township)
  • Install “Watch Children” signs, lower speed limit signage throughout neighborhood (Contact the township)
  • Pond usage – This pond, between Hunting Ridge and Crossing Ridge, is not the property of  The Crossings’ Homeowners’ Association.
