Board Meeting

In Attendance:
John Curran, Brian Kile, , James Lacey, and Kevin Sullivan, Chris Bogdon and Ray Speicher. Unable to attend because of work commitments was Chuck Kraynik .
Financial Report:
Checking account - $12,936.81
Savings account - $5,719.04
There are two residents who are currently delinquent on 2012 dues and the special assessment. There is also one resident who is delinquent on dues for 2010-2012 and the special assessment. Collections efforts are in place and paperwork has been filed with the magistrate to secure a lien on the properties. If the collections efforts are ultimately not successful then the board will investigate our option to pursue a personal judgement and directly garnish the bank accounts of the homeowners.
Grounds Chair Report:
Goerl Landscaping cleaned up the area around the Stone sign at the entrance to Hunting Ridge Trail and removed the rotted post rails. They also cleaned the area around the drain at the phase three pond. A suggestion was made to plan cat tails in that area to help the situation with the water.
There is a pressing need to prioritize removal or remediation of the dead and dying trees in Association common areas. We do not have the money to address every tree in 2012 so we will get to as many as we can and budget for the remainder in 2013. We've received one bid so far from a tree removal service and are waiting on two others.
Web Site:
Chris Bogdon's family distributed flyers to announce the completion of the web site redesign. A big thanks goes out to them for this effort. We will also be sending the flyer to every e-mail address we have on file.
Covenants:
Brian Kile has collected some examples of model covenants to use in our effort to produce a more relevant set of documents. The board will be holding a series of special meetings over the coming months to develop a draft with a goal of having a vote to coincide with the 2013 elections for the Board of Directors. The first special meeting will be at 7:00 PM on 5 September at the Bogdon residence.
New Business:
There was no new business.
The meeting concluded with the President's closing remarks. The next regular meeting is scheduled for 7:00 PM on 25 September at the Speicher residence.
