Board Meeting

Date:   Mar 23, 2016

Location: Bogdon’s Residence

 

The meeting began promptly at 7:00pm at the Bogdon’s residence.   The following board members were present: Ray Speicher, Kevin Sullivan, Ken Chrin, Brian Kile, Jim Lacey, Chris Bogdon, and Mike Kendlick

The minutes of the Feb 17th monthly meeting were read and approved.
Treasurers Report:
Checking - $31,458.94
Savings -  $5,729.07

We have received 148 out of 150 HOA dues from residents.   Two residents are delinquent and we are beginning the process to attempt to collect from the residents.

Taxes were completed and submitted in February.

In 2015 we have received 16 resale certificates and this year we already have 4 resale certificates.

Grounds Report:

We are contemplating the option of placing dogwood bushes as the entrances of the common areas.   Dogwood bushes will be easy to maintain and it will minimize any expenses for the HOA Board.

By the time of the next meeting, we will begin to replace the fence posts at the entrances to the two common areas.

A resident made us aware of a tree in the common area that is dead.   The HOA Board will send out our tree service to remove this tree.
Website
We currently have 169 residents registered for the Crossings Website.   Of these 169 residents, 30 of them are multiple people in the same house (husband and wife).   Therefore, currently we have 139 unique residences registered for the website.

We also have 98 Residents registered for the Crossings Facebook page.

We have received multiple messages about Cranberry Twp. Police ticketing people for parking on the street.   We are going to contact the township to understand the regulations further.
Old Business:

We have contacted the bank in regards to the house on the corner of Trowbridge.   Even though they are not technically responsible for the house (since they don’t own it), them mentioned that they will try to fix the issues.   In addition we will send notice of violations to the home owner so that they are aware of the fines that will be accumulating due to the lack of maintenance.

In regards to the dumpster being present in a resident’s house, we were informed that the dumpster was removed before we had a chance to contact them completely.

With regards to the registered sex offender, our attorneys have contacted the parties associated with the house.   Everyone was assured that the sex offender moved out of the house in November.   Therefore, he is no longer in the Crossings.
New Business:

Notifications are sent for elections for the Crossings HOA Board.   There are three positions up for election in 2016.

The HOA Board also has decided to have a neighborhood get together to meet all the new residents in the Crossings.   We are tentatively scheduling this for Friday May 20th.   We will be providing more details at a later date.

The next board meeting will be our annual meeting on April 27th, 2016 at the common area. All residents are encouraged to attend.  This is a great opportunity to share any ideas or concerns about the direction of our neighborhood.  The meeting will begin at 7:00pm.
