HOA Board Meeting Minutes – April 9, 2014

Board Meeting

Date: April 9, 2014 at 7:00pm 

Location: Sullivan Residence

The meeting began promptly at 7:00 PM at the Sullivan residence. The following board members were present: Jack Curran; Brian Kile; Chuck Kraynik; Jim Lacey; and Kevin Sullivan. Chris Bogdon and Ray Speicher were unable to attend.

No Crossings residents were present for the open-floor portion at the beginning of the meeting.

Minutes of the March meeting were read and approved.

Treasurer's Report

Jim Lacey presented the final 2014 budget for review. The budget was approved as written and will be available for our Annual Meeting.

As of April 9, 2014:

Savings Account balance -     $5,723.35
Checking Account balance - $31,696.97

2014 dues collection is complete and all homeowners are paid in full.

Grounds Report

Jim Lacey will work with Jessen Tree service to determine if a contract can be developed for our ongoing tree removal needs. Ideally, the contract would offer either a discount or rebate when a certain spending level has been reached. They will also look at the property on Winchester Court that suffered fence damage when a free-space tree fell on it last autumn.

Jim also plans to inspect the plan entrances and trailheads with Goerl Landscaping later this month. It was noted last October that some of the shrubs planted around the plan entrances are unhealthy or dead and in need of replacement. We will also check the cost to plant some tall decorative grasses between the road and the Phase 2 retention pond.

Chris Bogdon has requested a contractor proposal for needed repairs to the Phase 1 pavilion and picnic tables.

Letters were sent to six homeowners regarding post lights that are not operating properly. Another observation was done in early-April and five of the six are now working. Work appears to be underway to repair/replace the post light at the home where the sixth is located.

A letter was drafted and approved to be sent to a homeowner regarding a storage trailer placed on the driveway.

New Business

The 2014 Election Nomination Form that was sent with the annual dues letter in December was discussed and a reminder notice will be posted on the web-site. Nomination were due on April 1. Nominations will be compiled and ballots distributed to all homeowners by April 8. Votes are due by 4/22 and results will be determined at our upcoming annual meeting. There are four people on the ballot for the three board positions and ballots will be sent this week. Please watch for your form in the mail, make your selections, and mail to The Crossings HOA at P.O. Box 1691, Cranberry Township, PA 16066

This year’s Annual Meeting has been scheduled for April 30th at 7:00pm at the Phase 1 Pavilion. Those planning to attend are asked to bring a dish for a pot-luck style meal during this meeting. Look for more information on the web-site at www.thecrossingsneighborhood.com.

Clean-up Day this year will be on Saturday, May 17 beginning at 10am. Volunteers will be welcomed to help gather any trash and debris from common space areas in The Crossings.

The annual Garage sale will be held on May 30 and 31 from 9am until 1 pm. Check the web-site for more information.

It was suggested that when requests are received for resale certificates, in addition to verifying that HOA dues are paid, a visual inspection of the property should be done to check that no obvious covenant violations exists. This ensures that those moving into The Crossings will not have any legacy problems to remedy. We agreed to give this idea additional consideration at the next regular meeting.
