Board Meeting

Date: March 12, 2014 at 7:00pm

Location: Kraynik Residence

The meeting began promptly at 7:00 PM at the Kraynik residence. The following board members were present: Chris Bogdon; Brian Kile; Chuck Kraynik; Jim Lacey; Ray Speicher; and Kevin Sullivan. Jack Curran was not able to attend in person but could be contacted by phone if needed.

There was a last-minute venue change for this meeting that was originally planned at the Curran residence at 501 Sheffield Court. The location of this meeting was moved to 138 Crossing Ridge Trail. Hopefully, nobody was inconvenienced by this change.

No Crossings residents attended the open-floor portion at the beginning of the meeting.

Minutes of the February meeting were read and approved.
Treasurer's Report

Jim Lacey presented a draft of the 2014 budget for review and discussion. Some minor changes may be made prior to finalizing and approving at our next meeting.

As of March 12, 2014:

Savings Account balance -     $5,723.55
Checking Account balance - $31,239.74

Jim was in contact with 2 homeowners regarding their 2014 dues and it is expected that full payment will be received in March. If so, 2014 dues collection for The Crossings will be complete.

Grounds Report

Several items were recorded in the notes from the October meeting that would be remedied in the spring of 2014. So that we don’t lose sight of these, we will include them in the minutes of each meeting until then. These include:

  • Remove and replace shrubs at the Stonehenge entrance to the plan.
  • Check into some tall grass plantings for the Phase 2 retention pond area.
  • Phase 1 pavilion and picnic table repairs and repainting of the playground equipment.
  • The damaged fence on Winchester Court caused by a free-space tree that fell was reviewed with the homeowner. It was agreed that the tree removal will be done in spring 2014 and the fence damage will be repaired.

The weatherproof bulletin-board type sign options that Ray Speicher presented at the February meeting were discussed in more detail. A motion was made, seconded, and approved to postpone a decision on this matter until the second half of 2014. Perhaps those attending the annual meeting can offer input for the Board on this topic.

A draft letter notifying a small group of homeowners whose post lamps are not working was reviewed and approved for mailing by the Board. These will be sent this week.

Kevin Sullivan volunteered to contact, on clean-up day this spring, those homeowners not yet registered to use the web-site. Roughly 2/3 of the homes in our plan have at least one registered user. We are trying to increase the number of users.

Ray Speicher and Jim Lacey will contact Jessen tree service to explore options for contractual arrangements regarding out future needs for tree removal.

Ray will also contact Goerl Landscaping to review mowing frequency for this last year of our contract and to begin discussions for 2015 proposals.

New Business

The 2014 Election Nomination Form that was sent with the annual dues letter in December was discussed and a reminder notice will be posted on the web-site. Nominations are due by April 1 and should be mailed to The Crossings HOA at P.O. Box 1691, Cranberry Township, PA 16066. Nominations will be compiled and ballots distributed to all homeowners by April 8. Votes are due by 4/22 and results will be determined at our upcoming annual meeting. This has tentatively been scheduled for April 30th. The time; venue; and agenda are to be determined and will communicated to all when complete. We are looking forward to a good turnout and productive discussion at our annual meeting.

The next Board meeting is scheduled for April 9th at 7pm at the Sullivan residence at 132 Crossing Ridge Trail. As always, homeowners are welcome to attend the first 30 minute portion of the meeting to offer comments, suggestions, and ideas to improve The Crossings.
