HOA Board Meeting Jan 9th, 2013

The Crossings Homeowners Association

Board Meeting

Date: January 9, 2013 at 7:00pm

Location: Kraynik Residence

The meeting began promptly at 7:00 PM at the Kraynik residence. The following board members were present: Jack Curran, Jim Lacey, Brian Kile, Chris Bogdon, Chuck Kraynik, and Kevin Sullivan. Ray Speicher was ill and unable to attend.

The December meeting minutes were read and accepted. Kevin Sullivan made a motion to discontinue reading the prior month meeting minutes as they are reviewed and approved by all Board members prior to posting on the web-site.

Kevin also requested that it be noted that the open-floor portion of the January meeting was unnecessary as no homeowners were present.
Treasurer's Report

As of 12/31/12:

Savings - $5,719.75
Checking Account balance - $5,450.44

As of 1/9/13:

57 homeowners have paid 2013 dues in full, and one homeowner has paid for 1Q and 2Q, 2013.

One resale certificate fee of $100 was also collected.

Saving balance - $5719.75

Checking balance - $13,887.94

The 2012 Financial Report was posted to the web-site this evening (1/9/12).

A request was received to provide proof of insurance for the HOA on behalf a homeowner in the process of refinancing and this was supplied.

The unoccupied property at 163 Crossing Ridge Trail is now owned by Fannie Mae. A Century 21 Realty agent is acting on behalf of Fannie Mae in the sale of this property. A full summary of the balance owed to the HOA for this property has been sent to this agent. Additionally, it was decided that Jack Curran and Brian Kile will prepare a letter to the attorney that handled the foreclosure on this property summarizing these charges.

Ray Speicher and Jim Lacey will meet again with the homeowner on whose property the HOA had placed a lien for dues and fees in arrears, to present a letter detailing the time-payment plan to bring this account current. This letter was requested by the homeowner in order to have his attorney review it. Other topics concerning this property will also be discussed with the homeowner when this letter is presented.

 

Grounds Report

No bid has been received yet for the removal of the tree in one of the free-spaces on Crossing Ridge Trail. This tree has multiple trunks and will be more challenging to safely remove it. The Grounds committee plans to do another survey in the Spring to determine if other trees must be removed. If so, they will be counted and prioritized and worked into the 2013 budget.

 

Web-site

Chris Bogdon reported that there are now 94 people registered to use the web-site, up from 90 people in December.

The partial e-mail list that I collected, prior to the web-site update was sent to Chris for cross-reference with registered web-site users. Chris found 37 e-mail addresses on this list that have not registered yet to use the web-site. Chris will e-mail these people and urge them to register.

Chris also plans to review the e-mail address request form that accompanied the 2013 dues notification letters to identify any additional homeowners who have not yet registered.

Chris is also testing the Crossings Facebook account for use when homeowners wish to post communications about fundraising events for charity; for posting notices of residents providing various services such as babysitting; snow removal; lawn mowing; etc.

 

Social

This year’s Luminary Night on Sunday, December 16th another success. The Crossings looked great! Thank you to all of the volunteers that collected orders and distributed the luminaries. The Carolers again spread the Christmas Spirit with their door-to-door singing visits. And a special thanks to Jenny Lee Hoover for coordinating the children’s activities and refreshments when Santa arrived at the Phase 1 Playground via Cranberry Township fire truck. These are all special traditions that will be long remembered by everyone and they make The Crossings a great community.

 

Covenants

The Board continued the discussion regarding amendment of The Crossings Covenants and by-laws. Good progress was made and the goal remains to have the Covenants and By-laws available to all homeowners for their review prior to voting on their approval at the 2013 annual meeting.

The next HOA Board meeting is set for 7:00 PM on Wednesday, February 6th at 7pm at the Sullivan residence at 132 Crossing Ridge Trail.
