Chris Bogdon, John Curran, Chuck Kraynik, James Lacey, Ray Speicher, Kevin Sullivan. Brian Kile was unable to attend, but did provide comments (below).

 

Financial Report:

  • Jim Lacey reported that the checking account balance is $21,638.40 and the savings account balance is $5718.40
  • HOA dues collection for 2012 has two homeowners who have not yet paid for 1Q or 2Q 2012. A reminder notice will be sent.
  • 76 homeowners have submitted payment for the $75.00 detention pond special assessment that is due on 7/1/12.

 

New Business:

  • Brian Kile reported the following via e-mail:
  1. I met with Joe Shafer, the Community Planner for the township, regarding the trail and Park Place to discuss alternate routes for the Park Place trail so that it will connect to the existing trail from the Crossings.  He is going to talk to the developer and it's on the agenda for the township staff to discuss next week.
  2. I was able to track down a form for the Covenants/Bylaws in my office library.  I'm working on finding some others so we can get a better idea of the provisions we would want.  I'll have some more detailed information at the next meeting.  
  3. The township has a quarterly HOA Forum.  An agenda from the last meeting is in blue font below.

  • Jim Lacey reported that enclosed with one homeowner’s payment of the assessment fee was a complaint about a property on Winchester Court. Specifically, the back yard on this property has fence panels on the ground; and mounds of mulch and landscape stone that have been there for a long time. This homeowner requested that the Board respond. After consulting the By-laws and Covenants, it is the responsibility of the Board to provide a written notice to the homeowner requesting that the situation be resolved. This notification will be prepared and sent.
  • Having received multiple reports of trees in the common spaces that need to be removed, the Board decided that most of us will meet at 6:30pm on Wednesday, June 20th. We will survey these areas and use caution-tape to identify the trees to be removed. Because of budget considerations, these will be prioritized according to risk of adjacent property damage. The others may have to be deferred until next year.
  • Ray Speicher noted that at the plan entrance on Stonehenge, there is a light fixture in need of bulb replacement. This will be done in the next few days.
  • Chris Bogdon has done development work on The Crossings web-site and led a discussion on how to manage the implementation. Public information was identified and segregated from information that should be available to Crossings homeowners only. This information will be password protected. Chris will prepare a “quick start guide” for navigating the web-site and this will be communicated to those homeowners who have provided their e-mail addresses.
  • All agreed that the goal is to increase usage of the web-site for information exchange. Contact information links for the HOA Board members; a Calendar showing Crossings events; a location map; and a registration page for Crossings Homeowners are already finished.
  • This is a work-in-progress and has potential for adding new applications such as the updated Crossings Directory and a “What’s new in The Crossings” section where everyone can post pertinent information. The web-site can be a useful tool to minimize future postal mailings and spread information faster. Stay tuned for more information on this topic in the coming weeks. Chris anticipated that it will be ready to launch on July 1st.
  • Jack Curran communicated with DeniseSlusser regarding the updated information gathered so far, for an updated directory. We agreed that this will likely be the last printed version provided. In the future, we can migratethis information to the web-site for quick and easy access.
  • The Meyers family will celebrate their son Scott’s wedding ceremony on June 30th at 4:00pm at the Phase 3 pavilion / playground area. Those of us in Phase 3 should refrain from any unnecessary noise at that time.
  • The next HOA Board meeting is scheduled for July 25th at 7:00pm at the Sullivan residence at132 Crossing Ridge Trail.
