Board Meeting

Date:   Aug 28, 2018

Location: Phase 1 Common Area

Meeting started at 7:00 PM. All board members were present except Carrie Silvers. Previous month’s minutes were approved.

Treasurers Report:

Checking -      $13,531.11
Savings -          $ 5,736.18
Escrow -             $100.00

There are 8 resale certificates that have been issued and 2 more resale certificates are pending.

Due to one house recently being sold in the neighborhood, there are only three rentals left.

Grounds:

JML will begin this week to take over the landscaping duties for the Crossings Neighborhood.

We solicited two bids for resurfacing the gravel trails.   To lay down pea gravel, the cost would be $1,600.  To lay down the packed stone that is used in the Park Place trail, the cost would be $10,000.   We are going to get a bid for asphalt in the Phase 1 trails and determine what is the best solution for the trails.

Penn Power was trimming trees on Rochester Road the week of Aug 27th as they indicated to the board previously.

We are currently replacing the backboards on the basketball hoops in the Phase 1 Common area.   We should be completed with this sometime in September.

We cut down several trees in the Phase 1 Common Area.

We are going to be removing the swing set in the Phase 3 Common Area.

Web Site and Social Media:

The Crossing’s HOA Website has 183 (+2) users registered.   There are also 152 (no chance) Facebook members in the Crossings Neighborhood Group.

The next event is the Chili Cookoff on Oct 21st.   We will provide more information and times as we get closer.

Old Business:

We have contacted one resident about not having a lamp post.  They have not responded and we will be proceeding with further communications.

New Business:

It is important to note that residents are responsible for getting their sidewalks fixed.   There are a lot of sidewalks that are in violation of Cranberry Twp. ordinance.  If any residence is hurt by uneven sidewalks, the homeowner will be liable.   The full Cranberry Twp. ordinance can be found at: http://www.cranberrytownship.org/DocumentCenter/View/19677/Ordinance-2014-451-Streets-and-Sidewalks?bidId=

A letter needs to be drafted by our lawyer to the 3 property owners that rent their houses requesting the $500 to be placed in the new escrow account to offset any costs the HOA might incur because of these properties.

It has come to the board’s attention that a lot of residents are leaving bags of pet waste on other’s people property.   Any pet owner is responsible for cleaning up the waste of their pet.   It is rude and ignorant to assume that other people will pick up this waste.   There are many residents that are starting to install trail cameras to record people.   This will help us identify who is constantly leaving pet waste.   Please be courteous to other neighbors and pick up after your pet.
