Crossings HOA Meeting Minutes – July 17, 2018

The Crossings Homeowners Association

Board Meeting

Date:   July 17, 2018

Location: Phase 1 Common Area

Meeting started at 7:00 PM. All board members were present except Chris Bogdon and Brian Kile. Previous month’s minutes were approved.

Treasurers Report:

Checking - $17,273.89

Savings - $ 5735.47

There are 4 resale certificates that have been issued and 2 more resale certificates have been requested.

As per the current HOA Covenants, an escrow account has been opened and the appropriate boards members have been added to it.   This escrow account will be used for various functions including security deposits from any home owner renting out their house.

Grounds:

We have officially signed the contract with JML as the next landscaping company for the Crossings. There is an approximate $6500 savings over the current landscaping company with the same services.

We are currently soliciting a bid for the gravel trails.   We should provide more information at the next board meeting.

The Power Company requested to cut down two trees in the common area since they were close to the power lines.   We have granted them permission and the trees were removed.

We replaced the basketball hoops in the phase 1 common area.

Web Site and Social Media:

The Crossing’s HOA Website has 181 (no change) users registered.   There are also 152 (increase of 1) Facebook members in the Crossings Neighborhood Group.

We have been getting requests from people to join the Facebook Group that do not live in the Crossings.  We have always tried to restrict this so the Facebook Group doesn’t become one big solicitation for services and goods.

To keep up with the industry, we have migrated our website to HTTPS.  Basically this means that all traffic to and from our Crossings Website will be encrypted similarly to your bank’s websites.   There is no change to user behavior.

Social:

The next event is probably going to be the Chili Cookoff.   We will provide more information and dates as we get closer.

Old Business:

No updated on the Trowbridge house, but it does seem that the grass is being cut as they promised.

We have contacted one resident about not having a lamp post.  They have not responded and we will be proceeding with further communications.

New Business:

There are residents in the neighborhood who have sidewalks which are uneven and need repaired.   We discussed about sending them a letter asking them to address the situation.   Many of these sidewalks are in violation of Cranberry Twp. ordinances.

A letter needs to be drafted by our lawyer to the 4 property owners that rent their houses requesting the $500 to be placed in the new escrow account to offset any costs the HOA might incur because of these properties.

A previous issue with a landlord’s tenant has been resolved by the landloard.
