Crossings HOA Meeting Minutes – 3-28-18

The Crossings Homeowners Association

Board Meeting

Date:   Mar 28, 2018

Location: Silver’s Residence

Meeting started at 7:00 PM. All board members were present except Keith Meyer.  There were no residents at the meeting.   Previously month’s minutes were approved.

Treasurers Report:

Checking - $25,952.96

Savings - $ 5734.76

There is 1 homeowner who has not yet paid their dues.  Late notices with penalties will be continually sent to this homeowner.

There are 2 resale certificates that have been issued.

Grounds:

We have asked the landscaping company to stop placing chips down on the common area trails.   This will save the HOA $1300.  We are continually looking at options for ways to improve the trails.

Web Site and Social Media:

The Crossing’s HOA Website has 182 users registered.   There are also 147 Facebook members in the Crossings Neighborhood Group.

Social:

We are currently planning for our spring party.

Old Business:

The HOA Board officially filed the new covenants with Butler County.  In addition, the new covenants were posted both on the Facebook page and email list.

There is no date set yet for the Sheriff’s sales of the abandoned house on Trowbridge Court.  We have reached back out to the township for an update on their communications with the bank.   We have gotten confirmation from Cranberry Twp., that the bank has fixed the damaged siding on the house.   We will continue to monitor the house for further damage.

New Business:

We have had one resident step down from the board in 2018 when their term expires.  We have also received interest from a resident in serving on the board.  Therefore, it looks like we will not need to have an election.   We will be welcoming the new board member at the annual meeting when we vote for positions.

Brian Kile, President, has decided to step down from being the President.  Michael Kendlick volunteered to be the President.   These positions will be active at the Annual Meeting.

There was a motion to require that we will not accept any more anonymous complaints from residents.   Any resident that wishes to complain will have to be listed in the meeting notes.  We are going to further discuss this at the annual meeting.

We will be sending emails following up on the covenant violations that have been previously reported.

We will be sending bills to the rental properties requiring a refundable security deposit as per our covenants.

Next Meeting:

The next board meeting will be our annual meeting and it will be held on Apr 25th, 2018 and the location will be at the Phase 1 Common Area.
