Board Meeting

Date:   Mar 22, 2017

Location: Sullivan’s Residence

Meeting started at 7:00 PM. All board members were present except Mike Kendlick.  No residents were present for the open floor session.

Treasurers Report:

Checking - $22,747.44

Savings - $ 5,731.92

We have received 1 resale certificates so far in 2017.

We have received HOA Due payments from 149 out of 149 homeowners.  One home is abandoned.

Grounds:

The annual spring cleanup is scheduled for May 13th at 10am.   A reminder will be sent out to all residents.

We purchased 6 corner posts for the entrances.   These will be replaced in the spring.

There was a question from a resident regarding a fall cleanup.   This fall cleanup is provided by the landscaping company to clean up the common areas.   It is not for general yard clean up.

Web Site:

The Crossing’s HOA Website has 170 users registered.   There are also 128 Facebook members in the Crossings Neighborhood Group.

Old Business:

There are no more updates with the house in foreclosure on Trowbridge Place.   When anything changes, we will communicate to the residents.

Two residents have stepped down from the board.   We have also received interest in two residents to take their place.   They will be officially on the board after the Annual Meeting in April.

Letters were sent to several homeowners notifying them of covenant violations and demanding resolution.   The current updates are:

  • One resident was notified having a hazardous green fence. We have notified this resident of the violation.   The resident’s lawyer responded and our lawyer as responded in kind.   Fines are currently being accrued as per out covenants.   We ask all residents to be careful around the property due to the dangerous fence.
  • One resident was alerted about debris and trash in driveway. This resident cleaned up the property appropriately.
  • One resident was alerted about a broken lamppost. This resident also resolved the issue.
  • One resident was alerted about a trailer being on common area. This trailer has since been removed.
  • We will continue to address covenant violations.

New Business:

We are amending the covenants to address the rental situation.   As a result, amended covenants will be sent to the attorney for review.  After they are approved, they will be sent out to the neighborhood for a vote.   The basis of the covenant changes were based upon the survey response that we got back from the neighbors.

The annual meeting will be held on April 19, 2017 in the phase I pavilion.   More details will be published soon.  In addition, we will be kicking off the social committee on this day as well.

Planning has recently begun for the “Annual May Party in the Pavilion”.   More details will be published soon.

We will be sending an alert to the company handling the foreclosure about their covenant violations with regards to siding issues.

Next Meeting:

The next board meeting will be the annual board meeting and will be held on Apr 19th at 7:00 PM at the Phase 1 Common area.
