Crossings HOA Annual Board Meeting Minutes – Apr 14, 2021

Annual Board Meeting
Date:  April 14, 2021
Location: Phase One Common Area

The meeting started at 7:00 PM. All board members were. Two residents were present. The previous month’s minutes were approved.

Treasurers Report:
Checking -       $ 30,056.01
Savings -          $ 8,462.95
Escrow -           $ 1,601.69

There have been 3 resale certificates issued and one house is currently for sale.

Grounds:
We have decided to drop the request for getting paid for the tree that we cut down on near the park place development.   The amount was only $450 and we have enough money to cover it in the current budgets

We have gotten two competitive bids for the detention pond maintenance.   The two bids were: BLS Hardscapes $27,550.00 and JML $9049.00.   Mike Kendlick made a motion to accept the JML bid.  This was seconded by Andrew Welch.  This price is right in line with that Cranberry Twp. mentioned the maintenance should cost.  We will be asking JML to give us a quote on the second retention pond as well.

We have gotten requests from neighbors to spray the trays to the common areas.   We will be talking with JML to perform this.

Cranberry Twp. had to repair the main shut-off valve at the entrance to the Crossings on Crossing Ridge Trail.  We were not satisfied with the way the township finished the work.  We have requested them to come back and finish the work.

We have received requests from 6 different residents about trees that need removed or cut down.   Most of this work has already been in progress and should conclude shortly.

Web Site and Social Media:
The Crossing’s HOA Website now has 176 (+6) users registered.  There are also 200 (+4) Facebook members in the Crossings Neighborhood Group.
 
Social:
We would like to thank Laura Obyc and Marta Le Grande for their work on the social committee.   The Egg Hunt and the food truck was very successful and we are looking forward to the remaining events.

The tentative schedule is:
Party in Park – May 21st – BRGR Food Truck and DJ for the kids
Jun 26 or 27 - TBD
July 23 or 24 - TBD
August 15 - TBD
Neighborhood Crawl – Sept 18th – Dented Keg Brewery

The Garage Sale is tentatively scheduled for Memorial Day Weekend on Saturday, May 29th.
 
Old Business:
At last month's meeting, we have discussed the possibility to have residents volunteer to help with dog waste cleanup.   We have determined that this problem isn’t large enough to warrant the effort and therefore tabling this item.

New Business:
We have received responses to the pinhole plumbing survey. We have received preliminary information back from the organization that they are asking Cranberry Twp. to endorse an insurance policy to protect against pinhole plumbing leaks. The cost of this would be $120 /year, with no deductible, unlimited claims and each claim has a maximum of $3000.   Preexisting conditions would be allowed.   This isn’t finalized yet, but we will provide more information as we move forward with this.

We have received a request for permission for building a fence.   The board approved the plans and will be letting the resident know they can move forward with the design.
 
We have elected the new officers and positions for the 2021 year.   There were no new residents who wanted to run for the board.   The positions are:
