HOA Board Meeting Minutes – May 17, 2017

The Crossings Homeowners Association

Board Meeting

Date:   May 17, 2017

Location: Common Area

Meeting started at 7:00 PM. All board members were present except Chris Bogdon who had a work commitment.   There were two residents present.

Treasurers Report:

Checking - $17,110.04

Savings - $ 5732.63

We have received 1 resale certificates so far in 2017.

We have received a bill of $596.25 in legal fees related to the dispute over the plastic fencing.

Grounds:

The annual spring cleanup was scheduled for May 13th.   One resident was present to help clean up the trash from the common areas.   The phase 1 park areas were littered with beer and rum bottles.

Web Site and Social Media:

The Crossing’s HOA Website has 173 users registered.   There are also 131 Facebook members in the Crossings Neighborhood Group.

Social:

We would like to thank all the residents who helped out with the annual spring party.   Special thanks go to Mike and Jessica Kendlick who helped the entertainment.   Also, thanks to Karen Karynik who set up a “Sundae Bar” sponsored by Howard Hannah for the party.

The social committee is planning to schedule more movie nights this summer.   Please keep an eye on the Facebook page for the announcements.

Old Business:

The vacant Trowbridge property had a foreclosure filing on April 15th.

We are continuing to work with the lawyers to address the covenant violations.   All the violations are either corrected or in the process of being corrected.   The Association spent $596.25 in legal fees related to the dispute with homeowner over the plastic fencing around his front yard.

We are amending the covenants to address the rental situation.   As a result, amended covenants will be sent to the attorney for review.  After they are approved, they will be sent out to the neighborhood for a vote.   The basis of the covenant changes were based upon the survey response that we got back from the neighbors.

The new owner of the property south of the neighborhood came to the meeting to meet the board and discuss her pond. We’ve agreed to keep in touch with issues related to drainage of water from the common areas to the pond.

One resident stopped by to discuss issues with the poor state of the sidewalks in front of some homes. There are uneven sections that are possible tripping hazards and some homes with bushes and shrubs that are growing out over the sidewalks. Home owners are reminded that the sidewalks are your responsibility. Please keep them properly maintained and trim and over-growth.
