HOA Board Meeting Mintues – June 11, 2014

Board Meeting

Date: June 11, 2014 at 7:00pm

Location: Curran Residence

The meeting began promptly at 7:00 PM at the Curran residence. The following board members were present: Chris Bogdon; Jack Curran; Chuck Kraynik; Jim Lacey; Ray Speicher; and Kevin Sullivan. Work commitments prevented Brian Kile from attending.

Two Crossings residents were present for the open-floor portion at the beginning of the meeting. One homeowner intends to install a fence and the other homeowner, a next-door neighbor, had concerns about compliance with the covenants. After discussion, supported with contractor drawings and overhead photographs, it appears that the project is in compliance. The homeowner intends to install the fence on the property line along the back and on one side of the lot. It was recommended that the lot be surveyed to ensure that the location of the fence does not encroach on adjoining properties. The homeowner intends to have the survey done and will resubmit a final plan to the Board for approval.

Treasurer's Report

Jim Lacey reported the following:

As of June 11, 2014:

Savings Account balance -    $5,724.06
Checking Account balance - $26,160.82
Grounds Report
A bid to repair the Pavilion roofs and picnic tables in the Phase 1 and Phase 2 playground areas was approved by the board. This bid is for a total of $3020. This expense was estimated in the 2014 budget at $5,000.

A motion to get a bid to repair the fence that was damaged in November by a free-space tree was approved.

A lengthy discussion regarding the tree service contract being negotiated with Jessen Tree Service resulted in agreement to propose a 3 year exclusive contract with Jessen that includes a 15% discount for the HOA.

 

Web-Site

The Board received a request to post information about The Crossings’ participation in this year’s Cranberry Cup. This will be posted along with subsequent announcements on this topic.

There are now a total of 116 registered users on the web-site.

New Business

To attract more Crossings Homeowners to consider service on the Board, it was suggested that current Board members with terms expiring, make it known by September 1 each year, whether their intention is to discontinue service on the Board or if their intention is to run again for re-election. It was thought that if more people knew of positions that were about to be vacated, that perhaps they would give consideration to becoming a nominee for the next election. This topic will be revisited at our next meeting.

Because Board President Brian Kile was unable to attend this meeting, we decided to postpone assignment of Board positions until the next meeting.

The next meeting is scheduled for July 9 at 7:00pm at the Speicher residence at 110 Crossing Ridge Trail.
