HOA Board Meeting – Jul 10, 2013

Board Meeting

Date: July 10, 2013 at 7:00pm

Location: Kraynik Residence

 
The meeting began promptly at 7:00 PM at the Kraynik residence. The following board members were present: Jack Curran, Brian Kile, Kevin Sullivan, Jim Lacey, Ray Speicher, and Chuck Kraynik. Work travel prevented Chris Bogdon from attending.
No Crossings residents were present for the open-floor portion of the meeting.

Covenants

A copy of the amended covenants was signed by each of the Board members and was notarized. On Friday 7/12, it will be recorded.
Treasurer's Report

As of 7/10/13:

Savings - $5,721.18
Checking Account balance - $21,473.73

2013 Dues collection is current.

Discussions with the homeowner on whose property the lien was placed are ongoing. Payment of 2013 dues plus interest was received from this homeowner along with assurance that the account balance would be paid in full by November.
Grounds Report
The $280 bid from Pete Kohler to drop and cut up the trees near Fleck pond in the phase 1 common area was received. This job will be completed when dry weather permits. A notice will be posted on the HOA web-site when this firewood is available. The rental cost of a chipper will be investigated and possibly approved in conjunction with thie

Choice Lawns, a landscape maintenance company has expressed an interest in submitting a bid for the Crossings HOA free-space maintenance when the current contract with Goerl Landscaping expires in 2014.

Jim Lacey and Chris Bogdon did a walk-through inspection of the neighborhood and noted the following items:

  • repaint animal rides in phase 1 playground
  • replace fascia in the shelter
  • repair or remove horseshoe pits
  • repair picnic tables
  • remove or buy new net
  • pine tree on playground perimeter is leaning badly and may need removal.
  • trees at park entrance at 119 Crossing Ridge are a concern
  • trail entrance at 108 Crossing Ridge shrubs need attention or removal
  • split-rail corners and trail entrance at 138 Crossing Ridge need to be replaced
  • the drain in the newly refurbished retention pond needs cleaning
  • vegetation growing in pond bottom needs cut
  • trail entrance at 151 Crossing Ridge needs repairs

Several board members have volunteered to work on these items and we will continue to work down the list until completed.

Web-site

131 residents have registered to use the web-site.

116 residents have provided information for the directory update.

A homeowner sent notification that the web-site security was not operating properly. Although the problem was corrected and is now working, new security software upgrades will be installed, probably in September. During this upgrade, there may be times when the web-site is unavailable.

Several other notifications were received since the last board meeting including the following:

Several homeowners inquired about outdoor projects (deck roof and storage shed) with regard to compliance with the covenants. There were no inconsistencies with either project.

A rabbit was found on Trowbridge Place that had been shot with an arrow. This is disturbing. Homeowners are encouraged to contact township police in this type of situation.

A resident complained of dog droppings being left on the sidewalk. The notice from last year on this topic was reposted on our web-site.

Another homeowner noted that visibility of the plan entrances/exits on Rochester Road is becoming difficult. We will check the free-spaces near them and trim as needed. Ray Speicher volunteered to contact any homeowners on whose property some trimming may be required.

New Business

A motion was made, seconded, and approved for a letter to be posted on the web-site and a paper copy mailed to those homeowners not yet registered to use the web-site. This letter will be another notification that the amended covenants have been approved, notarized, recorded and a now in effect. Homeowners are urged to take a few moments to review the new covenants.

Brian Kile advised that Cranberry Township has a revised plan for Park Place that has now reinserted the plan for a trail connection to The Crossings.

The next meeting of the HOA board is scheduled for 7:00pm on Wednesday, September 4th at the Speicher residence at 110 Crossing Ridge Trail. As always, anyone wishing to provide comments and concerns is asked to join us for the first 30 minutes open-floor session of our meeting.
