Annual Meeting

Date: April 30, 2013 at 7:00pm

Location: Phase 1 Park Pavilion

The meeting began promptly at 7:00 PM. The following board members were present: Jack Curran, Brian
Kile, Chris Bogdon, Kevin Sullivan, Jim Lacey, Ray Speicher, and Chuck Kraynik.

There were approximately 10 other Crossings homeowners in attendance.

Proposed Amended Covenants

Four homeowners: Frank Camilli; Ken Chrin; Peggy Plocido; and Joel Zygmunt kindly volunteered to
open and record results of the ballots returned to The Crossings post office box. These 89 envelopes
contained the votes for nominees for the Board officers and the votes regarding the proposed amended
covenants.

Regarding the proposal to amend the covenants, the count of the 89 votes received is: 75 voted “yes”
and 14 voted “no”. Per the existing covenants, amendments require approval of 2/3 of the vote from the
150 homes in The Crossings. This means that 100 “yes” votes must be received or 51 “no” votes must be
received to bring this process to conclusion.

Anticipating the possibility that an insufficient number of ballots might be received, the Board agreed
that the return envelopes would be marked with the lot number. This enables us to identify those homes
from which we have not received a vote. These homeowners will be contacted and their votes will be
requested until we receive enough votes to either approve or reject the proposed amendments.

The four board members that entered their nominations to continue service to The Crossings
Homeowners Association through 2014 were re-elected. They are James Lacey; Ray Speicher; Jack
Curran; and Chuck Kraynik. The positions that these gentlemen will fill will be determined at the next
regularly scheduled board meeting.

Opening Comments
As recording of the ballots was ongoing, Jack Curran opened the meeting with comments, noting the
accomplishments of the past several years. These include: completion of the retention pond remediation
projects; the upgrade of The Crossings web-site for expanded use of Crossings homeowners; the
growing need for tree removal as The Crossings matures; and the changes underway as a result of the
Park Place development adjacent to The Crossings.

Jack spoke of multiple comments that he has received from Crossings residents with noise and dust
complaints from the Park Place development work. The investment and scope of work for the Park Place
plan is huge and during this phase of the work we may be inconvenienced by their activities. We really
won’t know the end result for a few years but it is not unreasonable to imagine that we may all be happy
about this new development adjacent to our plan.

Jack also stated his intent to serve one more two year term on The Crossings Board but not as president.

After more than 20 years of continuous service to this HOA, Jack has certainly done much more than his
share of service for The Crossings.

Treasurer's Report
Jim Lacey provide the current status of The Crossings financial accounts as follows:

As of 4/30/13:
Savings - $5,721.18
Checking Account balance - $24,523.71

All 2013 dues payments are current with one exception.

Discussions with the homeowner on whose property the lien was placed are ongoing.

Grounds Report
Ray Speicher added details to Jack’s earlier comments about trees in The Crossings. In 2012, more
than two dozen trees were removed from the commons areas. As The Crossings continues to mature it
is likely that we will need to remove 10 to 12 trees each year. This will require continual monitoring and
prioritization.

Annual clean-up day is scheduled for Saturday, May 11th from 9am until 12 noon. Volunteers are asked to
meet in the Phase 1 Park Pavilion for instructions. This is a great way to spend some time with neighbors,
some of whom are new to The Crossings, and to spruce up the neighborhood. Please consider joining us.

Web-site
Chris Bogdon reported that there are 112 residents registered on The Crossings web-site. Likewise, we
have received contact information from 113 people for the on-line Directory that is now in development.
This will replace the printed directories that were published every few years and it will save the printing
and distribution cost which was more than $400 in 2008.

There was some discussion of possible ways to further improve the web-site such as home safety tips
and welcome information for homeowners new to The Crossings. At this point, Rick and Penny Blum very
graciously volunteered to explore restoring “welcome kits” for new neighbors. This used to be done in The
Crossings and can be a great way to make new neighbors more familiar and comfortable with Cranberrry
Township and The Crossings.

New Business
Brian Kile was able to secure an updated and enlarged plan drawing for Park Place. Marti Curran picked
it up at the Municipal Building and it was available for review at our meeting. This newest plan does not
show a walking trail connection. Brian advised that Cranberry Township has pointed this out to the new
developer, Ryan Homes, and has insisted that a connecting trail to The Crossings will be included. Ryan
is now working on this.

Brian also confirmed that 20 – 30 foot buffer zone tree plantings are in the Park Place plan.

Next Meeting
The next scheduled meeting of the board will be Wednesday, May 22nd at 7:00pm at the Sullivan
residence at 132 Crossing Ridge Trail. As always, anyone wishing to present ideas, comments, problems,
etc is invited to join us for the first half-hour of the meeting.
