HOA Board Meeting Nov 6th, 2012

The Crossings Homeowners Association

Board Meeting

Date: November 6, 2012 at 7:00pm

Location: Curran Residence

The meeting began promptly at 7:00 PM at the Curran residence. The following board members were present: Jack Curran, Jim Lacey, Brian Kile, Chris Bogdon, Chuck Kraynik, Ray Speicher, and Kevin Sullivan.

The October meeting minutes were read and approved.

Treasurer's Report

Savings - $5,719.04
Checking Account balance - $9,833.60

Collections efforts are continuing with the two homeowners still delinquent on dues and assessments. Ray Speicher volunteered to make personal contact with one of these homeowners to discuss a payment plan.

The October invoice for landscaping services from Goerl in the amount of $1,730.30 has been paid. Goerl will do one more cleanup in November to complete this year’s landscape requirements.

We were advised in October that the HOA insurance carrier (Travelers) will no longer underwrite our liability coverage. The Board is soliciting bids to compare premium costs from other carriers.

 Grounds Report

Ray and Jim took the tree services around to look at the 22 trees in the common areas that need to be removed. Two bids have been received to cut these trees down, chip the branches, and cut up the trunks. The Board voted to award the low bid of $2500. Wood chips and logs will be placed in the Phase 1 playground area. Anyone interested in this wood should contact Ray Speicher.

 The light at the Stonehenge entrance to the plan was examined in response to reports that it is not working. It appears that it was vandalized because the fixture is gone and the housing for the photo-eye is damaged. Ray arranged for an electrician to assess the damage and submit a repair estimate. The Board voted to pre-approve up to $500 for this repair. If the repair estimate is higher, we will arrange for another electrical contractor to bid this repair.

Covenants

Brian Kile has secured a copy of the Hampshire Woods bylaws and covenants that were amended on January 31, 2009. He will e-mail a copy to each Board member. We all agreed to review these thoroughly and come prepared to our next meeting with recommendations for amendment of The Crossings Covenants. The goal remains to have this process completed at the 2013 Annual Meeting in April.

New Business

It was reported that a picnic bench in the Phase 1 playground area is in need of repair.

Bees are now nesting in a tree stump near the playground equipment and it needs to be removed.

Chris Bogdon reported that there are now 60 homeowners registered and using the web-site. I brought and gave to Chris, a notice with information regarding Luminary night which will be on December 16th. Chris will post this notice to the web-site. Ray Speicher will make arrangements for Santa to attend via Cranberry Volunteer Fire Department truck.

 Anyone interested in volunteering to plan and coordinate Luminary night refreshments and activities for the children is encouraged to contact any Board member either through the web-site; phone; personal visit ; or e-mail. As of now, we are unaware that anyone is leading this activity that has been so enjoyable for the children every year. Please consider volunteering to ensure that this tradition does not come to an end.
